Seminar or site walk
We run regular seminars for Auckland property owners curious about developing. Or we'll come to your section directly for a free site evaluation. No cost, no obligation — the goal is to give you an honest read on what's possible.
Feasibility
We model the site: dwelling count, likely yield, indicative design, realistic costs, subdivision considerations. You get numbers you can actually decide on — not optimistic estimates designed to keep you in the conversation.
Design & resource consent
We refine the design, coordinate the planners, engineers and surveyors, and lodge the resource consent. If the site has Unitary Plan or infrastructure complexity, this is where an experienced partner earns their keep.
Building consent & fixed price
Full working drawings, engineering, a detailed specification, and a fixed-price open-book contract. Every line item visible. The building consent is lodged and the funding conversation can be had with real numbers.
Civil, construction & subdivision
Site works, services, slabs, framing, envelope, interiors, landscaping. Subdivision runs alongside — surveying, s.223/224 certificates, the lot — so titles are ready when the homes are.
Handover & titles
Code Compliance, titles issued, keys handed over. Master Build guarantees signed. Whether you're keeping, selling or renting, the pathway finishes with the site producing — not with a list of things you still need to figure out.

"Can my section be developed at all?"
Almost every section in Auckland has some answer. Sometimes the answer is "yes — one additional dwelling." Sometimes it's four. Sometimes it's "not economically, here's why." We'll tell you which, in plain language, at the site walk.
"Do I need to sell to develop?"
Usually not. The most common pathway we run is an owner keeping their home and adding a duplex or a rear unit — subdividing the title without selling the land. We'll explain the funding options and the tax considerations, and loop in specialists where needed.
"How do I know the numbers are real?"
Because they're open-book. Every line item is visible. When the feasibility says $1.8M, you see what makes up the $1.8M, and where it could flex. No hidden margins, no surprise "variations" later on.
